Most of what makes this worth the morning is not on the listing. John Dean handed the province the first thirty-two hectares of this hill in 1921 and four neighbours added to it; it is a hundred and seventy-four now, protecting one of the last old-growth Douglas fir and Garry oak stands on the Saanich Peninsula. A century of people deciding to leave something alone, which is a rarer achievement than anything I will ship this quarter. Number one of ten, so there is no penalty for finding out early whether this is your kind of Sunday.

Plenty of the ambition here ends up somewhere with more capital, so a standing Tuesday for people building from Victoria is worth having on its own terms. No pitch, no showcase, no audience, just the people who keep coming back to it.
